A new build-to-rent community with 303 homes recently debuted in Menifee.
Located 28146 Cookhouse Lane, the homes come in 10 floor plans featuring an open concept in the living areas. Homes range from three- and four-bedroom options. Community amenities include a pool, spa, clubhouse, tot lot, dog park, fitness center and barbecue areas.
Rent ranges from the low- to high-$3,000s, according to the Tricon’s website.
“Homes are leasing quickly,” according to Tricon Residential.
Floorplans range from 1,457 square feet to 2,086 square feet. Some even come with loft spaces.
Tricon Menifee is one of five Tricon communities opening this summer, according to the developer.
The Menifee homes are offered with up to six weeks free rent and 50% off the security deposit, but asterisks are included, so check the website carefully.
The project developer is Foremost Pacific Group, and the general contractor is Woodbridge Pacific Group.

Chick-fil-A property in Murrieta sells for $6 million
A 5,000-square-foot Chick-fil-A property in Murrieta has traded hands for $6.15 million, according to SRS Real Estate Partners Capital Markets.
The property at 27960 Clinton Keith Road is part of the 2-year-old The Vineyard Shopping Center. The restaurant opened for business in March and has a 15-year ground lease.
SRS Capital Markets said the sale was part of a “break-up strategy” valued at $20 million at the shopping center, which spans 26.3 acres.
“High profile retail developments like this in Southern California can take years to get to this point and are scarcer as markets saturate and become further developed,” said Winston Guest at SRS. “The remaining parcels for sale adjacent to this Chick-fil-A represent some of the best real estate available, and we expect the demand for those to increase as a result of this…”
The center near the 15 freeway is anchored by popular merchants, including Costco and Aldi. SRS is also selling parcels that are home to Chase Bank, Chipotle and Verizon Wireless, Ono Hawaiian BBQ and Ramona Tires.
The developer of the property was Newport Beach-based Sage Investco. The all-cash buyer was described as a private family trust in California.
Women in Business conference in late August
The Temecula Valley Chamber of Commerce will host its 18th annual Women in Business Conference in late August at the Pechanga Resort Casino.
The conference takes place from 8 a.m. to 2 pm. Aug. 29.

Catch a new hot dog at Temecula Dog n Suds
Wesley Jonathan, who played the role of Sweetness in the movie “Roll Bounce” in 2005, will be at Dog n Suds in Temecula from noon until 2 p.m. on Saturday, July 6.
Jonathan is venturing to the 1950s-era restaurant to introduce a “Sweetness” hot dog for the chain, which sells Coney dogs and the “world’s creamiest” root beer.
“Roll Bounce” was a throw-back movie about a bunch of teens and how they adapted after a favorite roller rink closed, forcing them to skate it out at a rival rink. The skating is impressive and might have you digging out your wheels from year’s past.

The wine resort Europa Village in Temecula is hosting its third annual Great Taste of Europa Wine & Food Festival on Sept. 15, 2024.
The tastings take place from 11-4 p.m., featuring 50 European wine varietals and a matching food program curated by Executive Chef Hany Ali.
The 45-acre resort sells wine from three distinct European villages: Spanish-inspired Bolero, the French C’est la Vie, and the Italian Vienza.
Attendees must be age 21 or older. Tickets start at $149 per person and include the wine, food samples and a souvenir glass. VIP tickets are $279 each and designated driver tickets are $79.

Rancho Cucamonga complex earns Gold Nugget
Spruce & Red Oak, an apartment complex under development in Rancho Cucamonga, earned a PCBC Gold Nugget award for its designer, AO in Orange. Designed for developer Western Spire the community won for Best On-the-Boards Multi-Family Community.
Western Spire paid $7 million for the site at Red Oak Street and Spruce Avenue, according to industry reports.
AO’s website says the seven-story mixed-use residential building will have 176 apartments with a 6,000-square-foot retail corridor on the ground floor.
